Key Responsibilities:


  • Project Supervision: Exercise supervision over all projects assigned with respect to management budget control, serving as the Owner’s representative with the planning, implementing, and coordination of work to provide timely and economical completion with high quality and good relationships.
  • Client Communication: Maintain close, open communications with customers to ensure their understanding and satisfaction with on-going projects. Cultivate and maintain good relationships with the Owner's representative, A/E, and Contractors involved with the Project.
  • Professional Integrity: Represent to all persons a level of integrity, pride, enthusiasm, and competence that encourages the highest level of performance and morale.
  • Pre-Construction Value Engineering: Participate in the pre-construction project value engineering process and provide input to maximize program/project benefits.
  • Coordination: Manage and coordinate activities with Superintendent and subcontractors.
  • Document Control: Organize and track data utilized in the production of management cost reports. Develop monthly reports, which includes updates of schedule, project progress status, and anticipated cost data for review and information.
  • Construction Documents Management: Manage the development of all construction documents, bid documents, and closeout documents.
  • Meeting Management: Coordinate and moderate project meetings and provide meeting minutes. Visit the project as necessary to observe and ensure the work on the project is properly conducted and progressing on schedule.
  • Report Evaluation: Evaluate all construction reports for inaccuracies and compliance.
  • Issue Resolution: Identify potential issues with drawings and determine the possible effects on the program schedule and cost; prepare and initiate appropriate response regarding active steps to be taken.
  • Change Management: Review change proposals, issue change orders, and change request evaluations for all related work and manage the cost monitoring system for all project phases.
  • Contract Compliance: Oversee the project to ensure that it is constructed in accordance with the contract requirements and specifications in conjunction with the Superintendent.
  • Senior Staff Advisement: Advise senior staff in a timely manner regarding any and all project problem areas or pending issues.
  • Record Preparation: Prepare job records and documents for Owners and Architects in accordance with Owner policies and guidelines.
  • Closeout Activities: Coordinate all Closeout and FF&E activities with Owners and representatives.


General Background and Minimum Requirements:


  1. Two-year degree in an accredited engineering or construction-related curriculum or experience equivalent to a four-year degree.
  2. Five to seven years of construction-related experience.
  3. Ability to read and interpret blueprints and understand specifications.
  4. Knowledge of construction project scheduling programs.
  5. Knowledge of competencies required for a project manager.
  6. Strong written and oral communication skills with the power of persuasion.
  7. Strong organizational and interpersonal skills with emphasis on team building.
  8. Demonstrated ability to anticipate and resolve issues.
  9. Ability to handle several tasks at a time, delegate, and ensure quality of work product.
  10. Proficiency with personal computers and Microsoft Word, Excel, and Project.

  • Document Control: Track, record, and monitor all contract documents, including RFIs, PCOs, shop drawings, directives, and more.
  • Issue Tracking: Develop and maintain records of pending issues and other change documents.
  • Payment Applications: Solicit, track, and assist in the approval and processing of all project pay applications.
  • Reporting: Generate project reporting documentation related to cost and schedule controls.
  • Liaison: Serve as the liaison between Accounting and the Project Team.
  • Document Review: Review pay applications, contracts, cost estimates, check requests, purchase orders, and change orders before submission to Accounting.
  • Estimating Support: Provide support in cost validation, change order evaluation, and claims analysis.
  • Schedule Monitoring: Monitor and report on all scheduled activities, ensuring milestone dates and project activities comply with requirements.
  • Contract Administration: Coordinate documentation control in all contract administration activities.
  • Monthly Reports: Assist the Project Team in preparing monthly reports.
  • Cost Investigation: Investigate any questions related to project cost history.
  • Professional Integrity: Represent integrity, pride, enthusiasm, and competence, encouraging high performance and morale.
  • Additional Tasks: Perform other tasks as needed and assigned by the Project Manager.


General Background and Minimum Requirements:


  • Minimum of 2 years of experience as a Project Engineer or Office Engineer.
  • A 4-year degree in a construction-related discipline.
  • Extensive knowledge of Microsoft software and strong communication, organizational, and analytical skills.
  • Meticulous with a strong emphasis on precision and completeness.
